Option 1 - Search, Evaluation and Negotiation Service
Our Search, Evaluation and Negotiation Service includes the following:
FREE INITIAL BRIEF
This is a chance to get together face to face, or via phone or skype, and have a friendly chat about what you're looking for in a property. A chance for you to find out how we can help, and a chance for us to get a feel for what your needs and wishes are and how they compare to the current market. If you wish, you can fill out our 'Buyers Needs' form as well. This will give us the initial parameters to begin our search and also give you a feel for how achievable and accessible your wishes are.

SEARCH
When you decide you're ready to go, you simply pay our initial deposit and we get cracking.
We begin an extensive search across your target market to see how many properties meet your criteria. We'll contact all agents in the target area and then contact any known 'silent listings' - those people that would sell, but are not actively on the market. If necessary we'll prospect for potential properties that match your criteria to see if the owners have any thoughts of selling. We leave no stone unturned to find the right property for you.
LOCATE
Once we locate any property that meet your requirements, a personal inspection is carried out and a report prepared and sent to you. We'll point out the good and the bad points. This will save you an enormous amount of time, as you won't be disappointed by viewing properties that do not suit your requirements. We do all that for you! This report will help you short list any properties with further potential. If needed we can arrange inspections or provide digital photos and videos to help with your choice.
EVALUATE
We'll conduct a thorough property and market analysis which will cover comparisons to all of your needs.
This comprehensive report will be broken into an analysis of three areas . . .
- The land - covers the area, street, position, and zoning characteristics.
- The building - comments on style, room by room analysis, security details, aspect ,views and floor plan. We will present both positive and negative aspects.
- The WOW factor - the intangible things that make some properties more appealing than others. These are things that some buyers will pay more for. . . the things that combine to make a home just feel right. It is also possible to have a negative wow factor, like the perfect home that backs on to the pub car park.
Once we have finished our comprehensive market analysis, we will have a good opinion of what the property is worth and what the expectations of the seller may be. Then we can begin to develop our negotiation strategy.

NEGOTIATE
Using the information we have gained about the property, and what we know about the sellers, our professional negotiation skills are put into action. We start to devise a strategy to secure the property at the best possible price, with the best possible contract terms and conditions for you. Not every property transaction has price as the major focus. Sometimes the terms of the transaction can be made much more appealing to either side. This is why negotiation is so much more than just making offers and why we devise individual strategies for individual properties and explain them to you before we start.
OTHER SERVICES
We can arrange all the related services, like building and pest inspections and strata searches and conveyancing. All of those annoying things that have to be done after all the excitement of signing the contract. Organising and attending and interpreting these reports can be one of the most time consuming and confusing times in buying a property. It's a great time to have a professional helping hand. We can arrange and attend them for you, but all external consultants fees are at the client's expense.
AFTER EXCHANGE SERVICE
We will maintain contact with you after the exchange of contracts, right through to final settlement to ensure all is running smoothly.
OPTION 1 FEE
Many Buyers Agents charge a set commission of between 1% and 2% of the contract price for this service. At Home Buyers Advantage we do not think that the higher the contract price the more we should be paid. However from experience we understand the wide scope of buyer wants and needs. Some homes are a lot harder to find than others.
That is why we will work out a set fee with you before we begin.
It will consist of an initial search fee of $950 to start the process and a success fee paid at exchange of contacts or at settlement. More than likely we will save you more than the entire fee as well as the time and stress.
